High Park / Bloor West Full House

A full-gut renovation and retrofit of a house in Toronto’s Bloor Street West/High Park neighbourhood. Finalist for a BILD’s 2022 Renovation and Custom Home Award: Renovation (no addition) $250,000 – $500,000.

A young couple with a child on the way came to us to modernize their dark century-old-home. They wanted simple and clean, and our in-house design-build team delivered! With occupant health in mind, we also ensured that the home’s building materials are toxic-free, and that the house exceeded energy efficiency standards.

When the homeowners approached us, their house in the Bloor Street West/High Park neighbourhood had never received a major renovation. Unsurprisingly, the house was not insulated.

This was a great opportunity to fully change the building envelop and HVAC. We built vapour open wall assemblies to allow the walls to breath while maintaining exceptional high-performance standards. We also chose building materials that are nontoxic with minimal environmental impact, such as certified wood floors, wood windows, and no added formaldehyde binders in the kitchen cabinetry.

The result is a healthy, clean, warm and beautiful home for a young family!
